If it was easy to sell for top dollar ALL the homes in the Multiple Listing Service and Zillow would sell. The reality is they don’t. I completely understand you selling on your own. Why pay an agent to do what you’re doing right? Most Agents DON’T: Use High Tech Digital Marketing, pay for Digital Ads on Facebook and Google, Tack the Market, Stage, Professional Pictures, Virtual Tours, or Aerial views of the exterior so you stand out over your competition. Personally, I wouldn’t pay an agent either if all they’re going to do is Post in the Multiple Listing Service and hope a buyer’s finds your property. Because homes for sale by owners just have one chance to impress potential buyers, neglecting these home sale preparation tips often reduces the homeowner’s chances of selling the house, or for selling faster and for the most money possible.
Preparing Your Home for Sale
Be sure you consider the following important pre-listing tasks:
• De-cluttering.
• Painting the rooms with a fresh coat of paint that need them.
• Getting necessary repairs done.
• Getting the home floors and carpets cleaned by professionals.
• Ensuring curb appeal of the home.
• Replacing outdated light fixtures and replace bulbs
Do you Understand the Concept of ‘Golden Time’?
According to this concept, homeowners get the most money for their homes in the first weeks of putting the property on the market. The longer For Sale By Owner homes stay on the market, the less money people will be willing to offer for them. You’ve made a decision to market on ONE platform. Your competing with ALL the homes currently on the market for sale. You have to get it right and switch the presentation often. Don’t post it and forget it! When you search for homes in your area by price range, what page do you show up on. Don’t make the same mistake a lot of agents make in their presentation. Don’t have cars in the drive way. Your 1st picture should be wide angle and taken from the road so buyer’s see the volume of the house. Too close, and you don’t have an amazing presentation on Zillow. If they don’t like what they see here, they could just click on through. Change your exterior presentation every week from different angles. Aerial views are best.
Marketing your Home for Most Exposure
Homes for sale by owners are often listed on a few websites, but there are many that don’t allow homes listed by the owner only. Don’t lose an opportunity to get a sale or showing because you don’t have the most exposure available. Are you using Technology at the highest level to attract the right buyer to your home, separate you from your competition so you are guaranteed TOP Dollar? Keep in mind Coke and McDonald’s still market and advertise on several platforms to stay in front of potential buyers. You have to do the same. Don’t DO What Agents Do….
Don’t Post on the internet or pay to have your home listed in the Multiple Listing Service and PRAY a Buyer see’s your property. Most Real Estate Agents do just that, and I’m seeing a huge increase in price reductions and homes not selling. Don’t make the same mistakes….Increase your Exposure and Presentation!
